Ideally, every house would look like a model home before it goes on the market. But so often, there's just not a budget big enough for it. Every seller feels the squeeze, especially when considering they are often paying for inspections, reports, commissions, and more. Of course, good money spent on the right things to get a listing ready to go on the market yields a hefty return on investment. But what do you do if you simply don't have the funds?

I used to take a solid color baby blanket and place it on the floor in a bright, sun filled room. When I was ready to take a picture I would put Layla on the blanket, and adjust it around her, making sure not to put her directly in the sunlight. Then I'd get on my knees right over her, aim straight down and snap away.

Once the primer has dried, you will apply the base coat. The first layer of base coat must be coated evenly and thoroughly all the way over the entire surface of the bathtub. Let this base coat dry thoroughly. Once the base coat is dry, you will be able to safely apply the topcoat. This topcoat is the finish for your reglazing a bath tub and it will display what your tub will look like when you are finished. The choice of color for the bathtub is yours, just make sure to evenly apply the topcoat to make certain that the tub is given a great finish.

You can redecorate your bathroom at a low cost. New linens such as bath mats and towels, and even a new shower curtain can add a much needed boost to the room. It is like giving your bathroom a face lift. Plants are good in livening up any type of bathroom. Remember to choose the right one that can tolerate high humidity as well as low light requirements.

Start with the walls: I just finished refinishing the walls of our Airstream Landyacht with a wonderful product that is trowelled on and sticks to anything. It is called Lustrestone. It brings drab to its knees with a shimmery, yet stoney look; and can be done any number of color combinations. After removing the window cornices and patching any holes, a few coats and it's better than new. The bath tub restoration walls were done with a different color of Lustrestone, then stencilled with a bamboo trellis. The challenge was to work with the uneven angles of a motorhome. The bedroom walls were done in a faux lepoard skin which has transformed it into a lush, cozy room, and separate from the rest.

An old bathtub is a killer! If it is still operational but grungy and chipped, consider a re-glazing. Hire a professional to do this, because it is difficult. Re-glazing is much less expensive than a whole new tub. And, if you buy a new faucet unit, you immediately give the impression of a brand new unit.

If you're honest with yourself, you have the time you need to rest your mind. The question is, are you taking it? All of the strategies in the previous chapter are meant to free up your time. When you maximize your time at work, you have more time for more productive work and more productive rest. It doesn't take time; it takes commitment. Yours.
